What is the Residential Tenancy Act?
The Residential Tenancy Act (RTA) is a legislative policy that offers protection for landlords and tenants throughout the rental period. It represents a step towards achieving a unified, regulated rental market in Malaysia.
MY Fair Rental strongly advocates for the enactment of the RTA, which will introduce several protective and governing mechanisms to create a safe and fair rental process for everyone involved.
What changes would the RTA bring?

A dedicated tribunal to impartially resolve disputes between landlords and tenants, will ensure both parties have access to a fair resolution process.
2. CLEARLY DEFINED EVICTION CONDITIONS
Clearly defined conditions for eviction protect tenants from arbitrary or unjust eviction while safeguarding landlords' rights to reclaim their property under reasonable circumstances.
3. NON-DISCRIMINATION PRINCIPLE AGAINST TENANTS
Provides a guarantee that all tenants are treated equitably, fostering an inclusive and fair rental market.
4. CLEAR OUTLINE OF LANDLORD AND TENANT RESPONSIBILITIES
A clear outline of responsibilities of both landlords and tenants to prevent misunderstanding and conflict. This includes obligations related to maintenance, payment of rent, use of property.
